With the "Credit Crunch" starting to bite (excuse the pun) investors are looking elsewhere than the UK to get a mortgage. Cyprus has a lot to offer as mortgages are still available on a non status basis with some developers agreeing special low deposits.
There is evidence now of investment by younger people in addition to the thousands of foreigners who have already retired to the island, on the back of strong tourism revenues from the same markets.
January 1st 2008 saw the introduction of the Euro as the national currency, making property prices transparent and easily comparable with competitor countries.
We believe there is still ample growth in the construction sector for a number of years to come and that Cyprus will continue to attract overseas investors certain in the knowledge that they will receive `value for money` for their hard earned finance. And a stable environment in which to invest for the future.

Buying a property anywhere, let alone abroad, is a major decision, and may well be based on the savings of a lifetime of hard work. In appreciating this fact we have tried to take the hassle out of the buying process for you by offering guidance and advice based on hard experience.

We will help with co-ordinating all necessary paperwork from the Developer, Lawyer, Bank, Land Registry etc. making you feel comfortable and safe with your purchase.

By following these 5 steps we hope you will not only find your ideal property, but do so in a manner that is organised and effective.

STEP.1 (Preparation).
You need to establish quite clearly in your own mind why you are buying a property in Cyprus, e.g. for investment, second home, residency, buy to let. Then based on that answer, establish a maximum budget you are prepared to pay, and what your timetable to eventual purchase will be.

STEP 2. (Gather information).
Talk to us, ask us many questions. Remember, there is a marked difference in mindset between buy to let and residency, affecting type of property, location, price and furnishings. Seven of our staff has moved to Cyprus from UK, South Africa, Greece and Bulgaria, use our experiences to your advantage, there will be very few questions left unanswered between us after that.

STEP 3. (Visit us).
If you are a serious buyer, and able to commit a little time and effort, subject to a few personal criteria, we will subsidise a visit to Cyprus for you and one other person for 3 or 4 days, depending on flights, charging you only 120 pounds sterling each ( Inspection Visits ).

There is no substitute for seeing locations and properties first hand, and since we will know from your preparation which kind of property, price and location you are interested in, we will not waste anyone`s` time because your` Associate will only show you relevant properties and areas.
If you feel you need more time, and an Inspection Visit is not for you, but you subsequently make your own arrangements, we will refund an agreed amount against your costs, when you purchase a property from our company.

A deposit of 3,000 Euros will hold a property in your name for a short period of time before you sign the contract, then depending on the stage of build 30% of the purchase price will be due within 30 days of signing the contract

STEP 4. (Select your property and enjoy)
Your designated Investment Associate will be on hand throughout your decision making and viewing, but without any pressure, and will ensure that you are introduced at the right levels to:
The Developer to agree payment schedules and sign the contract
A major Bank to perhaps open sterling and Euro accounts
An independent English speaking lawyer to appoint as Power of Attorney for Utility connections etc, to make searches, to agree and sign the contract, and lodge the property in your name with the Land Registry, paying the Stamp Duty at the same time.

STEP 5. - Kalosorisate (Welcome in Greek) - After Sales.
Before you return to your country, you will have the opportunity to meet the person who will be responsible for the relationship between yourself and the company on a day to day basis, covering a multiplicity of subjects, but in particular the main ones right at the beginning of your purchase are:
Visual details of the construction progress of your property, if a new build
Furniture, white goods and soft furnishing deals
Snagging before delivery
Local knowledge
Taking these steps and logically organising your purchase is the beginning of not only a good commercial relationship, but a lasting friendship between client and agent.
